DESCRIPTION

Sewickley Academy is seeking to hire a dynamic and experienced Assistant Director of Buildings & Grounds. This position is responsible for the day-to-day leadership and management of Maintenance, Grounds, and Custodial personnel, including hiring recommendations, performance evaluations, time and attendance approval, corrective action, and overall accountability for departmental operations. Standard hours are 6:00 a.m. to 2:00 p.m., Monday through Friday, with occasional flexibility required for early mornings, extended shifts through 3:00 p.m., nights, and weekends, as needed. The position is also on call to respond to campus needs outside of regular hours.

 

ESSENTIAL RESPONSIBILITIES:  

  • Directly supervises a team of custodial, maintenance, and grounds staff, including assigning duties, approving timecards and schedules, conducting performance evaluations, and initiating or recommending hiring, corrective action, or terminations in collaboration with the Director.
  • With the assistance of the HVAC Tech manage the daily monitoring of temperatures in all buildings first thing in the morning to assure all spaces are set to reasonable temperatures for the start of the school day. Inspection and oversight of HVAC work orders, Boiler, plumbing, electrical, appliance, and all other service requests. Update and maintain a “life cycle” plan for all campus mechanical equipment for long term deferred maintenance budget planning.
  • Responsible for implementing preventative maintenance schedules, and required documentation for life safety inspections, elevator inspections, lighting inspections, and any other necessary records.
  • Provide supervision and support to the 2nd shift working custodial supervisor to address custodial needs throughout the campus on a daily basis. Work with the 2nd shift working custodial supervisor to schedule and order cleaning supplies and chemicals on a monthly basis.
  • Exercises independent judgment in responding to urgent facility issues, allocating staff to address changing priorities, and resolving maintenance conflicts.
  • Oversees and evaluates the work of the 2nd shift supervisor and custodial team.
  • Ensure compliance with established safety and maintenance standards and housekeeping practices. Assist with safety training as needed for custodial staff. Organize and ensure proper storage of SDS sheets.
  • Assist the Director of Buildings & Grounds in developing an annual summer maintenance and cleaning schedule that outlines the work tasks recommended for the summer along with the staffing requirements needed to complete this work. Accounting for staff’s scheduled time off, Summer Break Through and Summer Programs needs to be included in this schedule so all parties involved during the summer break are aware of the work planned within the respective buildings.
  • Position will require “on call” duties and may require after hours work, as needed, to address facility needs that may arise from time to time outside the typical school hours.
  • While the primary focus of this role is supervisory, the Assistant Director may occasionally assist with hands-on work in exceptional or emergency circumstances to support the team and ensure timely completion of mission-critical tasks.
  • The position may require physical work to assist our staff, when needed, to assure we can properly complete work tasks in a timely manner.
  • Manages and directs all grounds maintenance operations, including oversight of staff assignments and vendor coordination.
  • Manage the campus key inventory and distribution tracking for all staff member keys. Assist the Director of Security with access card programming and distribution. Familiarize yourself with the existing campus access controls system as the campus “backup” for future planning and implementation purposes for the system.
  • Responsible for the management of the school’s fleet vehicles including scheduling all annual service for the school’s vans, trucks and buses.
  • Serve as the main point of contact for all issues related to the school’s rental properties.
  • Manage vendors for annual service contracts for services such as trash removal, pest control, roofing repairs, plumbing repairs, equipment repairs, floor cleaning services and other vendors identified by the Director of Buildings & Grounds.
  • Other work duties as assigned by management.

MINIMUM QUALIFICATIONS: 

  • Associate’s degree is required, a bachelor’s degree is preferred.
  • 3-5 years maintenance supervisory experience in a School or College maintenance/custodial department or maintenance/custodial supervisory experience working at an elderly care facility or hospital setting.
  • Minimally 3 years supervisory experience leading a maintenance and custodial team with at least 6 staff members. Supervisory experience must have occurred within the past 5 years.
  • Excellent customer service and computer skills. 
  • Ability to create a team, mentor, and train a team.
  • Ability to evaluate existing staff performances, discuss improvements to provide more efficient work expectations, manage change and work as a team member to address the physical plant needs of Sewickley Academy.
